Terms & Conditions – Historic Kleemann House

By making a reservation at the Historic Kleemann House, guests acknowledge and agree to the following Terms & Conditions.

Reservations & Payment

Reservations are confirmed upon receipt of payment and acceptance of these Terms & Conditions. The individual making the reservation must be at least 21 years of age and may be required to provide a valid government-issued photo ID upon request.

Check-In & Check-Out

  • Check-In: 3:00 PM or later

  • Check-Out: 11:00 AM

Early check-in and late check-out requests are subject to availability and may incur additional fees. Unauthorized late departures may result in additional charges.

Cancellation Policy

Non-Refundable Reservations

Reservations booked under a non-refundable rate are not eligible for cancellation, modification, or refund for any reason.

Refundable Reservations

Reservations booked under a refundable rate may be canceled according to the cancellation policy displayed at the time of booking. Refunds, when applicable, will be issued to the original payment method.

Occupancy

Only registered guests included in the reservation are permitted to stay overnight at the property. Exceeding the maximum occupancy or hosting unapproved overnight guests may result in additional charges or immediate termination of the reservation without refund.

Property Care & Damages

Guests are expected to treat the Historic Kleemann House, its furnishings, fixtures, grounds, and amenities with care and respect.

Guests are financially responsible for any damage, loss, theft, excessive cleaning, missing items, stains, odors, or repairs resulting from their stay. The property owner reserves the sole right to determine the extent of damage and the reasonable cost of repair, replacement, restoration, or additional cleaning.

Charges may be assessed for, but are not limited to:

  • Damage to furniture, décor, appliances, fixtures, or equipment

  • Damaged or missing linens, towels, robes, bedding, or furnishings

  • Carpet, upholstery, or mattress stains

  • Excessive cleaning requirements

  • Smoke, vaping, or odor remediation

  • Unauthorized guests or events

  • Damage caused by negligence or misuse

  • Pet-related cleaning, odors, stains, or damage resulting from unauthorized animals

The registered guest assumes responsibility for all members of their party and any visitors they invite onto the property.

No Pets Policy

The Historic Kleemann House maintains a strict no-pets policy.

Pets of any kind are not permitted on the property, including guest rooms, common areas, patios, decks, and outdoor spaces. Guests who bring unauthorized animals may be subject to additional cleaning fees, damage charges, and/or immediate termination of their reservation without refund.

Service animals required by applicable law are welcome.

No Smoking Policy

The Historic Kleemann House is a 100% smoke-free property.

Smoking, vaping, marijuana use, or the use of any tobacco or nicotine products is prohibited inside the building. Evidence of smoking may result in substantial cleaning, deodorization, and damage charges.

Quiet Hours

To ensure a pleasant experience for all guests and neighbors, quiet hours are observed from:

10:00 PM to 7:00 AM

Excessive noise, disruptive behavior, or violations of local ordinances may result in immediate termination of the reservation without refund.

Events & Gatherings

The Historic Kleemann House is an exceptional venue for gatherings; however, parties, weddings, receptions, events, or gatherings exceeding the number of registered guests require prior written approval.

Additional event fees, insurance requirements, security deposits, and separate event agreements may apply.

Unauthorized events may result in immediate cancellation of the reservation without refund.

Outdoor Areas & Amenities

Guests are welcome to enjoy the property’s outdoor spaces, including the backyard, patio, deck, grill, and common gathering areas.

Guests use these amenities at their own risk. Children must be supervised at all times.

Guests are responsible for properly operating grills and outdoor equipment and for leaving these areas in good condition.

Personal Property

The Historic Kleemann House, its owners, and management are not responsible for lost, stolen, or damaged personal belongings.

Guests are encouraged to secure valuables and ensure personal items are collected before departure.

Safety & Conduct

Guests agree to use the property, furnishings, appliances, and amenities in a safe and responsible manner.

Illegal activity, drug use, disorderly conduct, property misuse, or behavior that creates a safety risk is strictly prohibited and may result in immediate removal from the property without refund.

Right to Refuse Service

Management reserves the right to refuse service, deny entry, cancel reservations, or terminate stays without refund if guests violate these Terms & Conditions, engage in illegal activity, create safety concerns, or damage the property.

Limitation of Liability

Guests assume all risks associated with their stay and use of the property.

To the fullest extent permitted by law, the Historic Kleemann House, its owners, managers, employees, and representatives shall not be liable for accidents, injuries, illnesses, theft, loss of personal property, or damages occurring during a guest’s stay.

Force Majeure

The Historic Kleemann House shall not be liable for circumstances beyond its reasonable control, including but not limited to severe weather, natural disasters, government actions, utility interruptions, road closures, or other unforeseen events that may affect a guest’s stay.

Acceptance of Terms

By completing a reservation, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions and all property policies.
